As an independent owner-operated real estate investor, we acquire and develop commercial properties in Germany that have value add potential. Our management team has an experi-ence of over 40 years in finance structuring, transaction management, project development as well as strategic asset management of real estate portfolios. Therefore we are interested in complex transaction structures, non-performing assets as well as highly opportunistic real estate investments.

Thanks to our solid equity base and fast approval process, we guarantee prompt review of any offers and fast due diligence. Our goal is to maximize the acquisition speed as well as the closing process. Our investment strategy focuses on the following real estate asset classes: shopping centers, retail parks, hotels, office buildings, light industrial properties and care homes. In addition, we also invest in asset backed loans.

Our investment focus is on commercial real estate in need of optimisation in ur-ban centres as well as economically strong regions in Germany. For this purpose, we buy real estate with restructuring potential, distressed real-estate loans as part of buy-to-own strategies, assets with a high maintenance backlog and revi-talisation potential, as well as properties with complex ownership structures.

Our experience in the restructuring of individual properties as well as portfolios with – in some cases highly varied usage types – gives us an advantage in a sellers’ market. Even for complex situations we can offer a solution. We are long-term investors specialised in the development and realisation of added val-ue investment strategies.

With a combined experience in excess of 40 years, the management team of DIO Deutsche Immobilien Opportunitäten AG has been dedicating itself to the acqui-sition of real estate and real-estate-secured loans. During this time, the team has been assessing investments with a total value of more than 4 billion euros.

Twin brothers Moritz and Philipp Kraneis possess comprehensive expertise, par-ticularly in the establishment and ongoing development of real estate compa-nies. They founded the property company Deutsche Zinshaus Gesellschaft mbH, taking it from a successful investor for multi-family homes and residential com-plexes to its current portfolio level of over 4,500 residential units.

Since the launch of DIO Deutsche Immobilien Opportunitäten AG at the end of 2013, the team has successfully realised transactions with a value in excess of 250 million euros in the areas of acquisition, restructuring and repositioning in the market.
